Seeing the Potential!

If your looking to buy a new home in an older area the chances are you have to look at updating the property in some way, but if you have never done that before its hard to know where to start.

Last week I spent some time working with a family who were interested in a property in Baulkham Hills. The street was lovely, right near a park in a very quiet area.

The client approached me to find out what they could do with the property to make it tick all the boxes for them prior to purchasing the home.

Using this real estate plan that is now done for almost all properties for sale, I was able to draw several options for them.


As you can see the home is a smaller three-bedroom design, one living area and one bathroom. The photo below gives you a good feel for the home. It is a little out dated however, very well kept. The single garage is separate and set very far back on this large block.


Monique and Allan wanted to add the following:

  • Double Garage

  • Rumpus

  • Parents Retreat

  • Ensuite

  • Walk in Pantry

  • Walk in Robe

  • Office Space

The main focus was indoor, outdoor and open plan living. The home is set back on the block with plenty of room to come forward.

With all of this information and after a site visit where we met with the real estate agent I was able to get started on designing.

The goal was to give Monique and Allan the best possible outcome, for them to be able to gain an approximate costing for the future addition or renovation. Having this information prior to purchasing the property meant they weren’t going in blindsided.

As the family are currently renting due to the sale of their previous home the best solution for them is if the home could be done in stages, to allow them to move in and live in the home whilst work is completed.

With my plans, measurements, list of required living spaces and my clients brief the sketch books were brought out and then when a few options were drawn I was able to draft up the concepts for Monique and Allan to view.

This is one of the concepts put together for the family. I didn’t want to disturb the existing roof, as this can be costly. I tried to use the current floor plan, just added to it and made it flow with the addition of the split level. Looking at the photo of the home you can see the slab height is higher and adding a double garage at the lower ground level would allow for a much more successful floor plan.

Several 3D views were sent to Monique and Allan to give them an idea of how we could re-design the space. Heres a few of the kitchen and living.



The kitchen is the most important room of any home and I wanted to give Monique a view of the children playing in the garden when she is making dinner. We removed all the areas in the floor plan that were a waste of space. When you have such a small space it’s a must that we account for every inch of it!

Monique and Allan both liked this concept and were interested in getting a costing for the build prior to considering the purchase of the home. I contacted Nathan Prudames of Rennovation Art and sent him the Concept and asked for an estimate. Within two day’s I had the costing sent to them for consideration.

All of this information assisted the couple in deciding if this build would be advantageous and if the price the vendor was asking was reasonable.

As it turns out the couple found another property that had all the items on their list in the same week and were happy with the price of it. They put in an offer and it was accepted!

As a designer I love walking into a space and seeing its potential, expressing this through drawings and 3D images for clients is a joy.

This process with Monique and Allan was completed within a 7 day period.
